Not everyone who buys here is looking for returns. Some of our clients have a different, less flashy and more fundamental goal: to pull capital out of eroding instruments and put it into something their children can inherit. That buyer asks different questions, and this article is for them.
What it means for a property to be a store of value
A heritage asset is not measured by what it produces each month, but by what it preserves over decades. The property has three useful characteristics for that: it is a tangible asset that does not depend on a third party's solvency, it tends to adjust its value with inflation over the long term, and in areas with limited supply scarcity works in the owner's favor.
The last part is the key on this coast. The available beachfront is finite and each year there is less left. In most of Mexico's consolidated destinations there is nothing left; here there still is. Buying future scarcity is the simplest definition of a heritage purchase.
Heritage is not the same as performance investment
- The horizon. A performance investment thinks in years; a heritage one thinks in decades and generations.
- The purchase criteria. For performance, occupancy and rate matter. For heritage, the irreplaceable location, the land and the construction quality matter.
- Liquidity. A heritage asset is usually less liquid, in exchange for being harder to replicate.
- Use. Many families combine both: they use the property seasonally and rent it the rest of the year.
Which product works best as heritage

The part almost nobody plans: succession
If you are Mexican, a will is the basic and essential tool. Without it, succession can become a long and costly process for your heirs, over a property that was meant to make their lives easier.

What to verify when you buy heritage
With more rigor than any other purchase, because the horizon is long and the mistake is inherited: registered deed, active real folio, whether the property has a possession act, carry out the corresponding management, certificate of lien‑free status, and for coastal properties the current federal zone concession. A property with imperfect paperwork may work while you manage it, but it becomes a conflict the day your children try to sell it.
